Founded in 2001, Gemma Immobiliare started from the outset to become a market leader in all aspects of estate agency - sales, rentals and professional consulting. Our team is highly skilled in real estate and our primary focus is the overseas market that is complemented by the linguistic skills of the team. This strategy to has proved to be beneficial in particularly in recent economic times. As a result and compared to our competitors we are quick to anticipate fluctuations in the international real estate market and therefore we are able to adapt the services we offer to a changing market. In this context we consider ourselves as market leaders leaving many rivals trailing in our wake. At present the market for property on the lake is dominated by Russian clients, whilst a few years back ago the market was predominantly English clientele.
These market fluctuations have been rapid yet we have still managed to become a reference point for both types of clients, due in no small part to the high professional standards that we set ourselves. We are aware of the effects the ‘double dip’ recession experienced in the UK and which not surprisingly has discouraged many potential buyers from investing in overseas property, but we feel the time is right to encourage British investors back to our beautiful Lake Como.
Gemma Immobiliare is based in Lenno, on the western shore of Lake Como, we are a young and dynamic team that has experience of meeting the exacting needs of differing overseas clients. Our key strength is that we accompany the customer along every step of the purchasing process from initial enquiry to property purchase and beyond with many customers maintaining contact with us and becoming regular clients by utilising additional services we offer.

Accompanying the client around the area to show the main facilities and activities available around Lake Como, which includes we recommending good restaurants (usually for men) and shops (especially for women).
Accompanying clients to all the properties that match their requirements, which for overseas clients is normally 1 or 2 days as we want clients see sufficient properties so that they maximize their time during their stay and consider options available without concerns, which will lead to informed decision making
Providing all information regarding the purchase process, costs involved in the completion as well as costs for the routine management of the property - annual tax (IMU), water, electricity and gas bills. We ensure the client will have no unpleasant surprises and so all the information we provide will give clarity throughout.
Arranging a fiscal code (tax code) for our clients essential for property purchases and other financial transactions in Italy.
Opening current bank account with a local bank and setting up standing orders/direct debits transactions essential to manage gas, electric, water bills etc.
Assistance in organizing loans in Italy to purchase property or renovations, again local banks are used which specialize in dealing with overseas clients and so making transactions move more smoothly.
Preparation of all Contracts in Italian with comprehensive English translation.
Assisting the client in all aspects regarding the property: in case of a new property purchase we will help the client select all the internal finishings; if purchasing an older property we will help in providing estimates for restoration and by introducing competent and professional architects and builders.
Introducing clients to professional services - internal design to help with the furniture, fixtures and finishings, or gardener if needed.
Calculation and subsequent payment of the annual property tax (IMU) with the assistance of a professional accountant.
Upon request manage the property throughout the year: preparing the property for the clients arrival, checking the payments of all the bills (water, gas etc.), organizing the annual checkup of the central heating boiler (compulsory in Italy) and managing any problems that may occur during the year in the absence of the client
Managing the rental of the property for those for clients who want to rent their property, we will manage the bookings, undertake the ‘check in’ and ‘check out’ of guests, organize the cleaning before the arrival of the next guest etc. Leaving the owner to collect the revenue at the end of the rental season. This provides a popular option with clients who want to purchase a property for private use and also want to cover running costs and obtain a return on their investment or to cover the cost of their mortgage.
