The company was formed in Javea in 1970 when Javea was a sleepy fishing village by the present day Managing Director R.T. Turner. Later joined by son in Law Miguel Bas Segarra. Crown instigated the first inspection flights to view Javea and surrounding districts, in those early days the prospective clients had to be accommodated in Benidorm!
Some thirty three years on, Crown proudly enjoy a reputation for efficiency professionalism and above all integrity. Apart from resales and new properties we are constructor and developers in our own right.
Crown covers the whole range of the property spectrum of new and resale Villas, Apartments, and Town Houses in the areas of Javea, Moraira and Denia, within a 50 km radius.
Commercial properties include going concerns from Bars, Restaurants, Industrial and Agricultural projects. For the larger scale investor building and developing projects with full planning and infrastructure layouts are a company speciality.
Crown are builders & developers in their own right producing individually styled, high quality villas on individual plots, as well as homes tailored to clients own design specifications on their existing land. Joint venture building and development projects have also been a feature of the company policy over the years and have ample testimonials throughout the area.
Crown operates a rather unique free, on going facility, for all our clients, namely our “settling in service”. We feel when people move to a new environment, especially a foreign country, problems often arise. These are easily resolved for you with this free service which is indefinite. This service has proved invaluable not only to our clients but also the reputation and integrity of the Company.
As integration of the member countries of the EEC, and Euro monetary system formulates, there is little or no differentials in currency fluctuation. Spain’s inflation rates are at an all time low, stability is the reigning factor and is presently the envy of the other European Community Members. Property Contracts are formulated at the currency exchange rates prevailing on the day of signing.
Real Estate Agents fees are paid by the vendor only.
Purchasers pay the State transmission of property Tax and the Notarial fees for the transfer of the Escritura (deed) and the Property Register fees, totalling in all approximately 9% of the registered amount appearing on the Deed. Lawyers Fees are not mandatory. All searches and Property register certificates are legally the responsibility of Registered Real Estate Agents. Purchase contracts are raised in 2 languages and should be to the standards set by statute to be valid.
These neccessarily vary as to style and size of the building being undertaken. Prices quoted are dependent on the clients specification and are usually supplied with Architects fees, Building Licences included on an overall sq metre basis with a detailed breakdown. Building works are controlled by the Architect and Aparejador (Clerk of Works). Payments are made to the building company as the work progresses against the Architects certificates of approval. Town Hall representatives also undertake regular inspections of the work.
Readily available at the latest rates of 3.75% to Nationals and Non Residents. The latest rates, terms and conditions should be consulted at expected time of purchase. A mortgage can normally be obtained from a bank up to 70% of the purchase price of the property if proof of earnings can be provided.
If you become an official resident of Spain there are reciprocal agreements between all EEC countries “National Health Services”. Therefore you remain entitled to use the services of BUPA, Exeter Hospital Aid and private insurance schemes. The Spanish National Health Service has a fantastic reputation and is widely lauded for its efficiency.
